Q1 INVENTORY SLOWS AS THE PACE OF HOME SALES PICKS UP

Bayview real estate has remained steady over the last 6 months. During the early days of the pandemic home sales slipped to just two home sales a month from May through August. The pace has since doubled and is currently holding steady.

Q1 Bayview home sales have seen a small drop in closures and a marginal uptick in both average price per square foot and the speed in which homes are closing.

On average homes closed 6.47 % over asking with some notable outliers:

30 Hawkins Lane closed 25% over asking for $1.2M.

1343 Palou Ave and 1563 McKinnon Ave closed 20% over asking $1.393M and $960K respectively.

 

 

2020 was by far one of the strangest years on record. In terms of real estate the early part of 2020 brought sales close to a grinding halt. Since then we have seen the Bayview real estate market gain traction and make up for the quiet early months of 2020.

On average Bayview homes sold 1.03% over asking.

We saw some noteworthy overbids in Q4 2020:

1562 Innes Ave was listed at $699K and sold 25% over asking.
